1. Introductory Provisions
These Terms and Conditions govern the relationship between the operator of the CoLife Prague project (hereinafter referred to as the “Operator”) and individuals who express interest in concluding a sublease agreement through the website www.colifeprague.cz (hereinafter referred to as the “Applicant”).

2. Reservation and Registration Fee
1. The Applicant may make a reservation for a room or apartment through CoLife Prague.
2. Upon confirmation of the reservation, the Applicant is required to pay a refundable registration fee of EUR 199.
3. The registration fee serves as confirmation of the Applicant’s serious intent to enter into a sublease agreement.
4. If a sublease agreement is concluded between the Applicant and the Operator, the amount of EUR 199 will be deducted from the first rent payment.
5. If the Applicant cancels the reservation after paying the registration fee, the fee is non-refundable.
6. If the Operator cancels the reservation for its own reasons, the fee will be fully refunded to the Applicant within 14 days.
3. Conclusion of the Sublease Agreement
1. The sublease agreement is concluded in writing between the Operator (as the tenant) and the Applicant (as the subtenant).
2. The agreement is governed by the provisions of the Czech Civil Code (§ 2215 et seq.) and typically constitutes a sublease of a room or part of an apartment for residential purposes.
3. The agreement is usually concluded for a fixed term (most commonly one month with the option of renewal).
4. Payments
1. The monthly rent is specified in the sublease agreement and must always be paid in advance, no later than the 27th day of the preceding month.
2. Upon signing the agreement, the subtenant is required to pay a security deposit equal to one month’s rent.
3. All payments must be made by bank transfer to the account specified in the agreement.
5. Rules of Use and Liability
1. The subtenant is obliged to use the room and common areas properly and in accordance with the house rules.
2. Smoking, parties, and other large gatherings are strictly prohibited in the premises.
3. The subtenant is fully liable for any damage caused.
4. The Operator is entitled to inspect the condition of the apartment after prior notice (at least 24 hours in advance).
6. Termination of the Agreement
1. The sublease agreement terminates upon expiry of the agreed period, by mutual consent of the parties, or by immediate termination in the event of a serious breach of contractual obligations (e.g. non-payment of rent, violation of the smoking ban, etc.).
2. Upon termination, the subtenant must vacate and clean the room.
3. The security deposit is refundable, less any claims of the Operator (e.g. for damages or outstanding payments).
7. Personal Data
The personal data of Applicants and Subtenants are processed in accordance with the General Data Protection Regulation (GDPR) and the Privacy Policy published on www.colifeprague.cz.
8. Final Provisions
1. The Operator reserves the right to amend these Terms and Conditions; the current version is always available on the project’s website.
2. These Terms and Conditions take effect on 1 October 2025.
